December 10th is the day he asked me to be his girl!!!

I am a hopeless romantic and I dreamed of my love story to unravel just like those in the chic flicks and romance novels I would watch or read.  I had hoped and prayed for a love story that I can be excited to share with my children, grandchildren and for generations to come.


Colin and I had been good friends since meeting in 1993 freshman year of high school.  After that year we drifted apart and reconnected with one another in the spring of 2001.  It wasn't until June of 2002 that friendship and bond we had would develop into something deeper.  In that point of time in my life I was focused on my career and aspirations of being a business woman.  I was enjoying the single scene, but deep in my heart I wanted to experience true love.  Long lasting love!

It was December 10, 2002 and with the holidays around the corner I wanted to do some shopping after work.  I made Colin drive me to the Target store, but he was exhausted and it was already late.  I told him I wouldn't take too long, but you know how it goes when a woman goes shopping.  We take too long.  I finally told him I was done and was tired and started walking out the store.  As I walked out I decided I wanted to go to the shoe store next door.  Colin said, "I thought you were tired?"

I ignored him and continued to walk to the other store.  Colin kept on walking to his car and he said "I am leaving you here!"

When I walked out of the shoe store, Colin and his car was no where to be found.  I was furious!  I called him numerous times and finally he answers his cell phone.  He says to walk across the parking lot to the hardware store across the way if I wanted a ride home!  Fuming I could not believe this man would allow me to walk in a parking lot all alone, let alone leave me by myself to begin with.  All these thoughts were swarming in my head and once I got into the car, I was going to let him hear all of it!

The drive home had me yelling at the top of my lungs!  I was ranting on and on like a crazy woman about how rude it was to leave someone all alone at night in shopping centers.  Colin of course was super quiet and had nothing to say.

As we got into the house I still continued to yell and scream!  My fingers pointing and my hair standing up on its ends with how angry I was!

I finally ask "So do you have anything to say?!!!  Anything at all?!!!"

Colin stands up and walks towards me and kisses me on my lips and holds me in his arms so tightly!  I was shocked, confused and still upset and tried to push him away!

Colin holds me tightly and says "Will you be my girl?!"

Dumbfounded by this question, I respond "HUH?  What are you talking about, you just don't leave someone at the store at night..."

Colin cuts me off and says, "Watching you from a distance and seeing how you looked standing there looking for me made me realize how much I love you and I never want to see you alone again.  Joy I am asking you to be my girl.  I am so in love with you, will you be my girl?"

Surprised, shocked and then pleased...after a few moments I quietly answer, "yes of course I will be your girl!"

Mind you it would only be 30 days later of being boyfriend and girlfriend we begin planning our wedding and 3 months later we say our "I do's" in front of over 400 of our family and friends.

When you speak on what your heart truly desires God makes it happen for you...


Happy BF/GF anniversary my love!  Thank you for this amazing journey we have been on!  I love you so much and I am grateful we have many more years to look forward to!!!  Forever Yours, Baby girl!!!

Our first time at Dad's Kitchen!!!

The family and I have always wanted to try Dad's Kitchen in Land Park area. Today we had a chance to finally sit down and eat at this awesome restaurant. The food was really good and we were pleasantly surprised at how small and intimate the venue was. It was a lot of fun and a lot of great food and the kids enjoyed it.

The kids were fond of the pinball machine. Made me laugh at how intrigued they were with it considering all of their high tech toys.




I had ordered a coffee and had asked for cream. Our server brought it in a baby bottle! The kids thought it was super silly!






We loved the food, the service and the restaurant! Likely we will be back here again!

Jordan Yip Dance Battles Do Knock of Super Cr3w at the Jabbawockeez show in Las Vegas, NV!!!

Last week my 4 yr old son Jordan Yip did a video review on his Power Ranger toy (on Saturday 10/20/12).  We realized mid way through the video he calls out BBoy Dance Super Star "Do-Knock" Jon Cruz of Super Cr3w in a dance battle!  It was hilarious!


(The video is 4 mins long, but if you fast forward to 1:55 you will hear him suddenly calling out Do Knock!)

My husband and I always tell our kids to Dream Big and that dreams DO come true, Jordan then keeps telling me "One day Mommy I am going to Dance battle Do Knock of Super Cr3w because I am the best break dancer in the world!" LOL!  I respond, "Yes son you definitely will!"

         I send the video to Do Knock via Twitter and he thinks its funny!


Jordan then asks me to do a YouTube Video to battle Do Knock and send to him!!!!



Crazy is a few days later I decide spur of the moment Wednesday 10/24/12 to book a flight with my son and I to fly to Las Vegas the very next day so he can see the Jabbawockeez perform with David Garibaldi at the Monte Carlo!  Jordan was ecstatic to be going to Vegas with Mommy on the plane (while daddy drives in from LA to meet us!)


We hopped on a plane and while our descent down to McCarran International Airport my son screams at the top of his lungs looking out the window "MOMMY THE PLANE IS GOING TO CRASH!"  Needless to say we had a ton of nervous giggles from the adults around us including myself!




We finally make it to the show and he is super excited!  He can't even contain himself!  He just could not believe he is in Las Vegas!!!




We were able to get awesome floor tickets literally right in front of the stage for him to enjoy David Garibaldi and the Jabbawockeez!

During the show Do Knock recognizes Jordan in the audience as the kid who called him out on YouTube!  Do Knock had no idea we would be here!  The usher then tells me during the show to please stay afterwards as the Production Manager wants to meet us!  Do Knock apparently tells everyone back stage about the "kid" calling him out!  KB sees the video and says "Dude that's my boy's son!  They are my peeps from Sac!"  Small world right???!!!

Glamour Baby Diaries!

I have had the pleasure of knowing Miss Ruby Veridiano (www.rubyveridiano.com) since she was a little girl!  Thanks to the power of social media we have been able to reconnect!

I am so proud and honored to know such an amazing woman who is doing her part to give back to our society and making a change to impact our young woman!

What you are experiencing is a "Lollipop Moment..."

Yesterday I was rushing in and out of the office scrambling to print out the paperwork I needed prior to meeting a client.  Being that the mail box system for our office has changed, I still have not gotten into the habit of checking my mail box folder.  So yesterday I finally check my mail box!

In this day and age we totally have begun to accept that fact that an email, text message, Tweet or Facebook status post or comment is an appropriate way to stay connected or to keep in touch.  Most of us have just so much going on, that even with that it's hard to keep in touch.  I was so awestruck to find a hand written Thank You note inside my mail box from such an awesome person!

So let me back up a little bit before I share this story because truly you just really don't know how a simple conversation can change someones life or path.  I am a FIRM believer that things happen for a reason and everything happens the way it's suppose to whether we like the outcome or not.  I am also a believer in People and the lessons I learn from each person is just a small part of the big picture.  I truly believe that each and every encounter I have with someone is some how, some way, part of my mission or path on this planet earth.  No matter how little or how big, I am suppose to move on this world with a mission so great, I am still trying to comprehend it all.  But regardless big or small I cherish nearly every moment!  Helps too I am a bit of a sap and love happy beginnings, happy middles and happy endings to any story, so even in the worst events, I try to find that Happy Medium!

So this wonderful company was having an Open House that is right across my office.  I finally squeeze in some time to run across the parking lot so I can take part of the festivities.  I immediately am intimated as this office is now packed with so many people I don't know!  I run into a familiar face and give Michelle a huge hug!  We chat quickly as she is busy hosting but before she walks off, she introduces me to Lori Davidson!  We have a great chat about Real Estate and as I am babbling away Lori says to me "...wait so you are Joy Yip?" 

"Uh, yes..." with a puzzled look on my face.

Lori then says, "I just had lunch with a loan officer last week and she had mentioned a real estate agent named Joy Yip and that I should try to connect with her as she is doing well in the business and is very inspiring...and WOW look now you are right in front of me!  How crazy is that?!"

"Wow, really?!" Surprised and shocked, "Who is this loan officer?"

Lori says "Do you know Yvette of Wells Fargo?"

With a huge smile on my face, "Why yes I do!  That is too cool of her to say that!  Thank you!"

As we both babble on a little more and exchanged business cards....who would have ever thought from that simple conversation would impact both of our lives!

I left feeling amazed that someone thought highly of me enough to recommend a friend to see me for advice on real estate.  It was just so awesome to know that I am respected in a field that I truly love and is passionate about.  From that moment I felt even more driven and more focused on my path.  That I received another confirmation that I am truly doing what I was meant to do.  And through the love of my work, I can share that energy to others around me in hopes to bless and shower them with positive energy too.  Little did Lori know that conversation was HUGE for me!  I felt like it had changed my life and opened another perspective in the way I think and feel!  On top of that grateful and appreciative of Yvette for thinking of me! :)

So going back to the Thank you Card...I was literally moved to tears because I couldn't believe from that conversation, it took someone to the path they were meant to be on....




 So of course going back to how we post everything on social media, I was so excited to share about it on Facebook.  Another one of my inspiring friends and tech guru mentor Joe Sabado (www.joesabado.com) then shared a link stating what I had just experienced was a "Lollipop Moment".

This video then totally moved me to even more tears and I am thankful now that I can call all these awesome moments I have "Lollipop Moments" 


I am thankful and blessed that I can put out positive energy and receive so many blessings back.  Every day has been made up of tons of Lollipop Moments and I wish I was just quick enough to jot down every single one so I can remember it all...

It was 10 years ago today when my life changed FOREVER!


Part 1

It was 10 years ago today at approximately June 27, 2002 5:50PM.  I was working as a banker at Wells Fargo and we had only 10 minutes before the branch closed.  I had scolded my other co-workers and told them that if anyone else were to walk through that door, they had to help them because once the clock strikes 6, I was running out that door!

As I turn to my computer I can see at the corner of my eye someone walks through the door.  I pick up the handset of my telephone to pretend I was on a phone call in case the customer that walks in decides to come to my desk.  As I feel the footsteps of the customer walk closer and closer, I kept thinking to myself “Why are the other bankers not stopping to help the customer as I already told them I will not stay late tonight…”

Within seconds someone sits at the chair across my desk and says, “What’s up girl?!”
I look up to see a familiar and very handsome face but I could not quickly figure out who it could be.  My jaw dropped when I realized it was an old friend I had cut off in any form of communication approximately one year ago.

I jump out of my seat and shrieked with delight!  He then says, “Well are you going to give me a hug or just stand there?”

I get ready to lunge over to hug my friend and then made a split second comment “Umm are you suppose to be here or is FBI going to run into the doors after you….I work at a bank you know and I need to keep my job!”

With a confused look on his face and then a laugh he said, “Girl, you better quit playing I am home!  Give me a hug NOW!”

I hug him without hesitation, as I could not believe my good friend Colin Yip was officially home!  He had been incarcerated for nearly 8 years at the age of 15 years old and is now 24 years old. I was stunned, excited and nervous all at the same time.  I cared about my friend in ways I could never figure out or understand, but I cut all ties with him when I realized he was in love with me and I wasn’t sure what I felt for him.  After all, in all honestly it wasn’t my dream to marry a convict or even ex-convict, so I had to use my head and allow my heart to bleed for nearly a year.
I then ask, “So how long have you been out?” 
Colin replies “Oh I got out this morning!”
My stomach did a back flip and my heart did a thump and I respond, “And WOW you came here to my job?” 
Colin answers, “Well no I went to Arden Mall first…”
The laughs and giggles kicked in and from that moment, I knew my life was going to change forever!

And the next Chapter Begins...


As Colin left the branch so I can close up, I promised I would stop by his parents house and visit him later in the evening.  I was so shaken and confused, yet excited and thrilled all at the same time.  I had this feeling of adrenaline, kind of like how you feel right before you get on a roller coaster ride at a theme park.

            I remember calling my mom and saying, “Hey Mom, you will never guess who came home?”
            My mom then responds, “Who?”
            I then reply, “Colin is home…just got out this morning and just showed up at my job just now.”
            My mom then says “Oh no Joy, please don’t fall in love…”
            “Oh mom, don’t worry I won’t!  He is just a friend…”

As weeks then months went by spending time together as friends, hanging out, and just talking to Colin, I begin to see a whole side of him that just amazed me.  In 2001 one I made some visits to him while he was in prison and I remember him telling me all of his goals, dreams and plans for the future.  I remember clearly laughing at Colin and telling him that he wasn’t really going to do all that and that he is probably just going to party and run around wild with girls since he has been locked up since he was 15 years old.  He missed out on so much of his youth and that clearly he was going to catch up for lost time.  I remember him looking at me so serious and saying, “No, I have big things in life that I want to do and I am determined to do it.”

Not only did Colin say those words, but he also acted out those words.  He accomplished every goal he had set out for the first 30 days of being released which included a car he purchased on his own ($150 from the neighbor), attain a driver’s license and find a job.  YES a JOB!  And guess what for being in prison for 8 years, he was hired for a JOB!

Colin continued to show his true character and how much he stood firm on his word.  Every promise of his word matched every action.  I was astounded by the discipline and valor this man carried in himself.  I could not believe a man that I dreamed up in my subconscious mind was literally standing before me, even though he had ex-felon on his record.  Colin would always tell me that, he may not have much and all he has is his word of honor.  If that at all means something, it's that I can always trust and count the words that come out of his mouth will always hold true.  As I continued to see more and more of how this man lived his daily life, I knew deep in my heart this is the man that God sent for me to be my husband. 

After only 6 months of being home he asked me to be his girlfriend and 4 months later we made permanent our vows to one another in front of over 400 of our family, friends and loved ones on April 6, 2003.  Since then the journey has been an amazing one for me.  I truly believe you can dream up your prince charming and have that trophy husband right beside you…Dreams Do Come TRUE!!!

     Thank you Colin Yip for changing my life for the better, for making my dreams come true.  Thank you for being an amazing Husband and father to our two children.  Without you to push me and support me in every passion I want to pursue, I truly could not have accomplished those goals without you!  I love you with all of my heart and all of my soul.

Gratitude!

So my hubby and kids totally know how much I love Oprah.  I was trying to catch up in the Lifeclass episodes I missed.  One of them was Gratitude.  Oprah basically said that if you continue to focus and be thankful for the things you do have, you will continue to have abundance in your life.  Everyday I wake up feeling so thankful and blessed because I continue to get confirmation of the amazing things I envision.  So many crazy coincidences happen and it all seems so surreal sometimes.  Every recent event in my life has just been great!  Truly living by having gratitude in every thing you do has certainly continued to be a confirmation to me that this is all so true!
  This evening I stayed late to meet with clients that needed to sign some paperwork for their escrow transaction.  I couldn't believe how far along we are moving in the process considering just weeks before we barely could find the right house, or get their offers accepted.  When I showed them the home we were in escrow in, I knew deep in my heart for a fact that, that was their house.  I still think, "How the heck could I really know??"  They are first time home buyers and the way we have to structure the purchase made it very difficult for sellers to want to accept their offer.  At the end of the day we truly found an amazing house for this family.  I really can't wait to close escrow and finally call them new homeowners!
So in going back in Gratitude, I am thankful that I trust my gut instincts.  I am grateful for clients that trust I work hard for them.  I am grateful for the business I have that allows me to help other peoples dreams come true.  And because of this business I am able to live a life I truly only dreamed about...and now the amazing part is that I do LIVE an AMAZING LIFE!!!  Grateful, Thankful and Blessed!

Keller Williams Elk Grove RED Day! One week later wrap up!

Hello Everyone!

I can't believe it has only been one week since RED DAY!  Feels like it was so long ago!  You all don't even understand how much this has impacted me in so many positive ways I wouldn't even know where to start.  More importantly that day I was able to show my two kids Tatiyana and Jordan exactly what I would want them to do in this world every single day!  SO THANK YOU ALL FOR THAT!!!!

We serviced 3 Schools: Valley High School, Partners Preschool and David Reese Elementary School in Elk Grove School District.

David Reese received a mini assembly and a donation of 80 brand new back packs.  Thank you so much Summit Funding, Inc & Wal‐Mart Florin Rd store-Manager Joshua Boeckholt.  Schools Supplies donated by Big Valley Mortgage.  A presentation was made with Sacramento Sheriff’s Youth Services Division.  Special Thank you to Deputy Zuniga and his team for all their support and connections to make this happen!

Valley High School had their Healthy Start Garden renewed with 20+ Volunteers where plants, paint and supplies where donated. Along with an Assembly of 450 High School students with a Motivational Speaker Kevin Bracy (www.kevinbracy.com), sponsored by Rico Rivera of Old Republic Home Warranty and Surprise Celebrity Alumni KB of the Jabbawockeez (http://www.jabbawockeez.com). They also received several cases of white paper donated.  Special Thank you to Bruce Durham for overseeing the Garden and stepping up to make it happen for Valley High!  Special Thank you to KB of the Jabbawockeez for flying in that morning from Las Vegas just for that day to be apart of the special event.  We appreciate you KB for donating your time to impact the kids in our community!

Partners Preschool site was renewed with almost 40+ volunteers that worked from 8 AM ‐ 4:30 PM and the Carpet Cleaning Crew Sacramento Rug Works & Blair Chapman from 5:30PM to 8:30PM. The volunteers Cleaned, Organized, Sanitized, Scrubbed, Donated, Dumped, Sorted, renewed outside planters, Wood Chips for play area and Painted.  Supplies and Computer monitors were also donated.  Special Thank you to Mark DeGennaro for stepping up and overseeing the work at the Preschool!
Coffee was provided by Starbucks Automall and Starbucks Waterman for the sites.  Stephanie store Manager of Starbucks Waterman also volunteered her time to work at the Preschool.  Lunch was donated by KB Home Builder­‐Mo Rahim for all the volunteers, we appreciate and Thank you for doing that for us!

So thrilled to be named as one of 2012 Sacramento Five Star Real Estate Agent in Sacramento Magazine!  I can't even begin to explain how I feel.  Thankful, Grateful, Blessed, Lucky!!!

I truly enjoy the work I do and just love nearly every aspect of the Real Estate business!  Every day is a learning adventure!  I get to meet new people, new clients and just continue to push myself to overcome the challenges of the current real estate market!

I have always wanted to be a vehicle of hope for people.  I wanted to work in a business that helps so many people and yet still manage to generate an income to help support my own family.  Thankfully enough my love and passion for the real estate industry allows me to do just that!

Lucky and Blessed to always have AWESOME Clients!

Today I woke up to find an email from one of my favorite clients!  Working with him has always been an awesome learning experience from this savvy real estate investor!  I am just so thrilled, I definitely had to share:

Congratulations to a Proud New Home owner in Elk Grove, California

In the later part of 2009 an old high school friend reach out to me through Facebook!  I was so surprise to get a message since it had been so long since I heard or talked to Derek Ellersick!  As we grow older and our lives get busy, it was great timing that Facebook allowed me to re-connect with old friends!

            Derek had wanted to find out what would be the path he needed to take to own a home again.  Derek had made a decision in 2008 to short sale his home and though how painful it was to do that he was determined to get back on the road to homeownership.  I had told him that I would be glad to help and if he stuck with me, I would certainly get him on the right path.

            I then connected him with my lender at Mae Capital Mortgage to review his credit and between the loan officer and myself we continued to guide him to ensure he was on the right path!

            Because of the constant changing guidelines in mortgage lending, Derek had to wait 3 years from the Short Sale close in order to qualify for a new mortgage loan.  During that time he had to ensure that his credit was re-established and that he maintained good discipline in using his credit.  He also focused on saving for his down payment of 3.5% since he would be able to utilize an FHA mortgage loan.

In March of 2011 his lender reviewed his credit and within a few short months from there we began the home search!  Derek wanted to focus on his home search to be in Elk Grove considering he already lived in the area so it was a quick start from there!

When all other agents were complaining that it was taking forever for their client's to find a home and get their offers accepted, I was able to find him the right home, right away!  After only putting in the 2nd offer on a home in Mid-June 2011 on a beautiful short sale, Derek’s offer was ACCEPTED!  He could not believe he quickly was in contract on a perfect property!  This home fit his criteria, location, size and best of all BUDGET! 

Derek patiently waited till December of 2011 when we finally got a call from the listing agent that the short sale was approved and within 30 days Derek Ellersick has finally closed escrow and is a PROUD HOMEOWNER again!

To add into the crazy mix of the roller coaster ride of buying a home, the property was then a target of a craigslist scam and renters moved in!  We quickly had to work with the listing agent to evict them that same day before we closed escrow later that week.  With Derek's soft heart he even helped the squatters move their belongings out being that it was a young couple and the young woman was pregnant.  Derek was upset, shocked and felt badly but this was his home he worked so hard for.  You can imagine how everyone was feeling during this escrow!!!!

When you are focused, determined and work hard you can achieve your goals of homeownership just like Derek did.  Also with the guidance of a professional real estate agent and great lenders to help tag team the efforts along the way, IT CAN BE DONE!

I’m so proud of Derek and his accomplishment and thankful he listened to my advice.  I told him I would stick with him as long as this was his dream goal he wanted to make happen, I would support him all the way!


Congratulations Derek Ellersick!  You set the example for those who didn’t think there is hope to own a home again, you have now proven that though you have fallen at one point, you can get back on the right track and focus to achieve your goals of homeownership!

Freaky Friday the 13th 2012!

So I'm up late and I figure I might as well get on my blog site since it seems to be a bit neglected LOL!  I didn't even realize it's Friday the 13th!  I never really knew the source of that whole superstition.  I guess I never believe in bad things, bad luck, or bad events!  I try my best to really look for the positive side of all situations.  Now, that doesn't mean things can't get me down because sometimes they do.  I'm only human of course and so with that I do EVERYTHING I can to always make it an amazing day!

 It's now 13 days into 2012 and I feel like it's already flying by!  I'm making sure that no matter what my day looks like that I make sure I spend time to acknowledge my husband and kids.  Making sure that I work hard to make them feel valued and understood.  Reminding myself that business doesn't have to be 24 hours in a day and that everyone understands how valuable it is to make time for the family!

 Today Tatiyana tells me how I'm the best Mommy ever and that she is so sorry it's hard to be a Parent!  I wanted to laugh and cry all at the same time!  I appreciate my own parents even more! 

So with all the hoopla that can go on, on a Freaky Friday the 13th!  I wish you all good vibes, positive energy, GOOD LUCK on this Friday the 13th! LOL!
