ON RECORD!!!

So I have to share this amazing story because the real estate market has been so crazy with limited inventory and buyer's left and right are getting discouraged, frustrated and getting outbid by cash buyer's all day long!

My client was UNDERWRITTEN approved by Blair Chapman of Movement Mortgage for an FHA loan. He immediately began to preview homes and after looking at 4-5 he was ready to make an offer. I told him to be aggressive because there were already multiple offers on the property. He would not offer what I suggested and decided to pass. The next day a home on the same street came on the market, smaller but definitely under his budget. He previewed it and wrote his first offer. Blair said to write the offer for 18 day close of escrow on an FHA. I said 18 days???? NO WAY??!!! Blair said please trust me, I can get it done. Write it for 15 days if you want. I'm like "hell no" 18 is already making me nervous. He says please trust me Joy! Buyer agrees and I write it up. Blair makes a follow up call with listing agent and we wait for an answer.

Monday Feb 27th Agent says they went with another offer, she had a total of 10 and seller took a cash offer.

Thursday March 2nd (same week) Listing agent calls me and asks if my client is still interested. I said YES! She says she went through 3 "cash" offers but buyer's would not shorten their term from their 21 day escrow offer and next in line was a 45 day escrow VA, still much higher than our offer, but seller needs his proceeds like NOW. She asks if my buyer would come up in price and I said I would do what I can.

I discuss with my buyer and he agrees to come up from his original offer price and I speak with Blair and he says write it for 15 day escrow! I am nervous as hell, but I am pretty confident in Blair and I knew my client is solid, we can make this happen.

March 3rd, my clients offer was accepted! WHOOO HOOO!

March 6th my client does all his inspections.

March 8th Appraisal is done.

March 11th appraisal comes back lower than contract price. EEEKKKK!!!!!

Seller does not budge and refuses to lower the contract price to appraisal price! Buyer still moves forward.

Buyer signs loan docs Friday March 17th at 9AM, seller signs docs 10AM, loan funds by 12:43PM Lender funded and by 3:42PM We are officially ON RECORD!!! Blair and his lending team closed in 14 calendar days for an FHA buyer! Unreal and AMAZING!!!

It takes a village for sure, but when you have a solid team, build great relationships in the industry, and it's meant to be, it will ALWAYS fall into place!

In the later part of 2009 an old high school friend reach out to me through Facebook!  I was so surprise to get a message since it had been so long since I heard or talked to Derek Ellersick!  As we grow older and our lives get busy, it was great timing that Facebook allowed me to re-connect with old friends!

            Derek had wanted to find out what would be the path he needed to take to own a home again.  Derek had made a decision in 2008 to short sale his home and though how painful it was to do that he was determined to get back on the road to homeownership.  I had told him that I would be glad to help and if he stuck with me, I would certainly get him on the right path.

            I then connected him with my lender at Mae Capital Mortgage to review his credit and between the loan officer and myself we continued to guide him to ensure he was on the right path!

            Because of the constant changing guidelines in mortgage lending, Derek had to wait 3 years from the Short Sale close in order to qualify for a new mortgage loan.  During that time he had to ensure that his credit was re-established and that he maintained good discipline in using his credit.  He also focused on saving for his down payment of 3.5% since he would be able to utilize an FHA mortgage loan.

In March of 2011 his lender reviewed his credit and within a few short months from there we began the home search!  Derek wanted to focus on his home search to be in Elk Grove considering he already lived in the area so it was a quick start from there!

When all other agents were complaining that it was taking forever for their client's to find a home and get their offers accepted, I was able to find him the right home, right away!  After only putting in the 2^nd offer on a home in Mid-June 2011 on a beautiful short sale, Derek’s offer was ACCEPTED!  He could not believe he quickly was in contract on a perfect property!  This home fit his criteria, location, size and best of all BUDGET! 

Derek patiently waited till December of 2011 when we finally got a call from the listing agent that the short sale was approved and within 30 days Derek Ellersick has finally closed escrow and is a PROUD HOMEOWNER again!

To add into the crazy mix of the roller coaster ride of buying a home, the property was then a target of a craigslist scam and renters moved in!  We quickly had to work with the listing agent to evict them that same day before we closed escrow later that week.  With Derek's soft heart he even helped the squatters move their belongings out being that it was a young couple and the young woman was pregnant.  Derek was upset, shocked and felt badly but this was his home he worked so hard for.  You can imagine how everyone was feeling during this escrow!!!!

When you are focused, determined and work hard you can achieve your goals of homeownership just like Derek did.  Also with the guidance of a professional real estate agent and great lenders to help tag team the efforts along the way, IT CAN BE DONE!

I’m so proud of Derek and his accomplishment and thankful he listened to my advice.  I told him I would stick with him as long as this was his dream goal he wanted to make happen, I would support him all the way!

Congratulations Derek Ellersick!  You set the example for those who didn’t think there is hope to own a home again, you have now proven that though you have fallen at one point, you can get back on the right track and focus to achieve your goals of homeownership!

'Twas the night before Christmas...

I just really can't believe it is Christmas Eve!  My son Jordan is asleep and the  rest of my family is watching an all time favorite of mine The Christmas Story.  I laugh because my husband only just seen this movie for the first time 2 Christmas ago and I was in shock he had never seen this movie growing up!  Tatiyana is excitedly opening 2 more presents just because she can't fall asleep yet!

Looking back on all the accomplishments that my family and I have made throughout 2011, I am proud to say that I made so many amazing dreams happen!  I realize the work and energy that I put out in the universe truly has helped change or make an impact on other people's lives in small and big ways.  As I put together more dreams and bigger goals for 2012, I am bursting with excitement because every day has been such a blessing.  I am growing as a mother, a wife and a business woman in every which positive way! 
Every year of my life has been the best year ever!  I am just ecstatic of all the great opportunities and adventures I will embark on with my family in 2012.

My mission is truly help those in need and together we can make Dreams Happen!  As all of my friends, family and past clients know I work on referrals.  Thankful and blessed that nearly all my clients have truly been happy with my work in helping them buy or sell a home.  Just know for every referral in 2012, upon closing of escrow, I will donate $50 to the Charity of their choice on their behalf.  This makes it a win-win situation all around!  I do hope as you read this blog that you and yours are truly blessed and in great spirits for this beautiful Holiday season!
